PCC Renovation Update

 

Dear Club Members:

Your Board of Directors is committed to providing you with a Renovation Update at least every month. In addition, we are in the process of creating a page on the Club’s website that will contain the e-mail communications, photos, and plans as they evolve. We will let you know when the website page is live.

As we heard during five member meetings and read over 120 written responses, members were overall in favor of proceeding with a Renovation and willing to pay for it.  We listened to the member feedback and expanded the project from renovations on the Clubhouse only to now include a badly-needed new cart barn, paving for safety and drainage purposes, landscaping, and walkways with access to the pool/Playhouse area. As a result, the three-year project will cost more than the $1.2 million estimated for the Clubhouse only. The Board determined to NOT increase the Renovation Fee and, instead, has developed a three-year plan for paying for the Renovation, including proceeds from stock sales, new member initiation fees, donations, net operating income, and bridge loans.

Currently we are working with our general contractor, Caruso Construction, on the pre-construction phase for the cart barn and surrounding area, and that includes design options and fact-finding around utilities.  Caruso Construction has worked on many clubhouse projects including those at Ancala, Anthem, Arrowhead, Gainey Ranch, and Pinnacle Peak.  You can learn more about Caruso Construction at www.carusoconstruction.com. Caruso was chosen after extensive interviews with three other general contracting firms.

In the coming days you will receive communications about bridge loans and options for paying the Renovation Fee. Some of our members are already asking how soon they can make their contribution, so we are working on the accounting set up and forms for that.
